Let only is the no-frills service offered by letting agents. For a fixed fee, you ask the letting agent to find you a suitable tenant. They advertise the property, conduct viewings (if required), carry out appropriate checks such as Right to Rent, credit checks, etc., and organise the tenancy on your behalf. The agent takes the tenant’s deposit and first rental payment. Once the tenant has moved in, their deposit has been placed in a deposit protection scheme, and you have one month’s rent paid in advance, responsibility for managing the property reverts back to you.

Letting your property with KBD is simple and hassle-free. We start with a free property valuation to help you set the right rental price. Once you’re happy, we’ll market your property, arrange viewings, and handle tenant vetting and referencing. Once a suitable tenant is found, we’ll organise the tenancy agreement, secure the deposit in a government-approved protection scheme, and collect the first month’s rent. After that, you take over management unless you opt for our Rent Collection or Fully Managed services.
How do you find and screen potential tenants?
We use targeted marketing to attract quality tenants, listing your property on top platforms and leveraging our network. Once applications come in, we conduct thorough tenant referencing and background checks, including Right to Rent, credit history, employment verification, and rental references. You’ll receive a full report with our recommendations so you can make an informed decision.
What legal responsibilities do I have as a landlord?
As a landlord, you must ensure your property meets legal safety and compliance standards, including:
- Right to Rent checks for all tenants.
- Gas Safety Certificate (renewed annually).
- Electrical Safety Standards (EICR report every five years).
- Deposit protection in a government-approved scheme.
- Energy Performance Certificate (EPC) rated E or above (more on this below).

How is the rent collected, and what happens if a tenant doesn’t pay?
For Let Only landlords, rent collection is your responsibility once the tenancy starts. However, with our Rent Collection or Fully Managed services, we handle all rent payments on your behalf. Rent is collected monthly and transferred to your nominated bank account. If a tenant fails to pay, we follow up professionally, issue reminders, and assist with legal proceedings if necessary. We also offer rent guarantee and legal protection insurance for extra security.
Do I need to provide an Energy Performance Certificate (EPC) before letting my property?
Yes, you must have a valid EPC rating of E or above before letting your property. The EPC assesses your property’s energy efficiency and must be renewed every 10 years. If your property doesn’t meet the required rating, you may need to make improvements before letting.
